Every property has two stories. We tell you both.

A boutique San Diego brokerage for buyers, sellers and investors who want the full story, not just the listing. We do the homework on what a property costs, what it is worth and what it could become, so the choice feels clear and the timing stays yours.

Who we serve

Three kinds of client, one standard of care.

Most people who call us are a family selling a home, an owner buying a building, or an investor weighing a portfolio. What they share is the wish to move forward with clarity, and someone in their corner who has done the work.

For investors

The same property, read two ways.

Coverage

Four California markets, held by people who live in them.

Membership in the local association and MLS in each market means direct access, direct comps and direct accountability. No referral chain, no out-of-area guesswork.

01

San Diego

Coastal North County to the urban core. Small-lot residential, ADU value creation and owner-user commercial along the 5 and 8.

MLS access · San Diego County

02

Bay Area

Peninsula, East Bay and South Bay. Where most of our exchange work originates and basis discipline matters most.

MLS access · Bay Area counties

03

Sacramento

The landing spot for coastal capital chasing yield. We underwrite the rent-growth assumption rather than inherit it.

MLS access · Sacramento region

04

Chico

North valley residential, student-adjacent rentals and development land. A market where local relationships still decide what gets seen first.

MLS access · Butte County

Our approach

The questions a listing photo will never answer.

Whether a client owns forty doors or one house they plan to keep for a decade, the questions rhyme. We answer them in writing, before anything is listed.

01

What will it actually cost me to hold?

Debt, reassessed taxes, real insurance and reserves — modeled year by year, never averaged.

02

What should I actually remodel?

Every scope ranked by return per dollar in that submarket — with a hard line where it stops.

03

What should I sell it for, and when?

Priced from the buyer's underwriting — then hold, refinance, exchange or sell, compared after tax.

04

What am I not being shown?

Four markets, four MLSs and the relationships that surface deals before they list.

Peter Farsai, Founder and Principal Broker, Masiv Real EstatePeter Farsai, CCIM

The principal

Meet Peter Farsai, CCIM, CIPS.

I'm a second-generation broker, Northern California raised, from Butte County. I started in commercial real estate in 2013 and have spent the years since underwriting, negotiating and closing across California, with more than $2 billion in career transaction volume behind me.

Today I lead Masiv Real Estate, with offices in San Diego, the Bay Area, Sacramento and Chico, and serve as managing broker for California Top Brokers, Inc.'s Bay Area and Southern California offices. I'm also a principal in Land Developers, Inc., a land assemblage and large-scale commercial development firm with more than $50 million in assets under management — patient work that taught me more about entitlement risk and the real cost of a slow escrow than any classroom could.

My brokerage practice lives on the investment side: multifamily, build-to-suit development, opportunity zones, net leases, DSTs, REIT positions and 1031 exchange portfolios that need to land on time and on basis. I also represent plenty of families buying a single home, and they get the same treatment. The property is the easy part. The math is not — and I'd rather show you the model than hand you an adjective.
